Considering the abundance of existing building stock in the city, it is important to investigate the option of using this wisely before considering razing it to the ground and building anew. No matter how sustainable the new construction, there is no comparison to the low footprint of an intelligently reused building. The Warehouse is a 100-year-old flourmill building that finds itself proximate to the commercial high street is an example of an appropriate adaptive reuse.
The close proximity to the commercial heart of the city enabled its reuse as a high-end retail. The structural building fabric was conserved and repaired; this was based on a detailed analysis of the existing structure and organic alterations and additions that had occurred overtime. The structure was taken back to its original intent and the trusses were repaired, strengthened, prepared and finished. A new insulated roof covering was introduced with skylights to improve efficiency of use and management.
